    Preleasing is anticipated to begin in Fall 2026.

  • What is the starting rent?

    Rental rates start at $1,500, with a selection of 1-, 2-, and 3-bedroom apartments and townhomes.

  • How do I know if I qualify to live here?

    Northpoint on Jarvis Creek is intended for people who live and work on Hilton Head Island. Income and employment guidelines will apply to support this purpose.   • How do the income limits work?

    Northpoint on Jarvis Creek offers apartment homes at multiple income levels (60%, 80%, 120%, and 150% AMI). Your household's annual income and household size determine which income level you qualify for and the corresponding rent.


    For example, if there are 2 people in your household with a combined annual income of $70,000, you may qualify for the 80% AMI income level because the income is below that tier's maximum limit. If your household income exceeds the maximum limit for a specific AMI level, you would not qualify for that tier but may qualify for a higher AMI level, if available.

    120% AMI: Up to $94,920

    150% AMI: Up to $118,650

    60% AMI: Up to $54,240

    80% AMI: Up to $72,320

    150% AMI: Up to $135,600


    3 People


    60% AMI: Up to $61,020

    80% AMI: Up to $81,360

    120% AMI: Up to $122,040

    150% AMI: Up to $152,550


    4 People


    60% AMI: Up to $67,800

    80% AMI: Up to $90,400

    120% AMI: Up to $135,600

    150% AMI: Up to $169,500


    Please note that all applicants must meet the applicable income guidelines and other program requirements. Income eligibility is verified during the application process.

  • Can I choose which income level I apply under?

    No. Your income level is determined by your annual household income and household size. During the application process, we will verify eligibility and place your household in the appropriate income tier. You cannot select an income tier if your household income exceeds that tier's maximum limit.
